What is Home Staging?

Staging is the art of preparing your home to be placed on the market to sell. Creative Home Staging and Design will work with the homeowner to create an appealing and inviting home that buyers will want to make an offer on.

Home staging has been around since the early 1980’s, but mostly to the east and west coast markets. Denver is quickly realizing that with so many homes on the market, something needs to set your home above the large builder’s inventory and occupied homes that are flooding the market.

The “First Impression” of your home makes all of the difference. A potential buyer will make up their mind in the first 15 seconds of entering your home. And, 90% of the buyers will search the internet photos, before setting out in their cars to see a property. Will your home be appealing enough for a closer look or will a potential buyer click right past it?

Using proven techniques to highlight the best features of your home (fireplace, a great view, upgrades); and distract from the negative aspects of the home (busy street, awkward floor plan, outdated kitchen or bath). We can expertly lead you through the process of preparing your home to sell.

How Does Home Staging Work?

A home staging professional has studied proven techniques to allow the buyer to focus on architectural features, not the homeowner's personal belongings. Staging can also help to down play negative aspects of a home. Staging can range from simply de-cluttering and rearranging the homeowner's furnishing to fully furnishing a vacant home. How Does Staging Help the Seller?

Having the help of a staging expert can reduce the stress of not knowing what your priorities are when preparing your house for the market. Do you clean out the closets, remove or add furnishings to your room? A professional stager will prioritize the process. Thus, saving you time and money on unnecessary projects.

Agents love to take potential buyers through a home that is nicely decorated and ready for the market. After all, their goal is to sell a home too. This helps to increase traffic of potential buyers through your home.

A staged home highlights the positives, and downplays the negative aspects. We give buyers a great overall impression of how a home can look, rather than letting negative aspects take over the showing.

A professional stager prepares a home to look “well cared for” and move-in ready. Believe it or not, this also helps with the appraisal of your home.

Your home will be staged with appropriate furniture arrangements and colors to enhance your brochure and web photos. Great photos will catch the buyer’s eye as they scan through the masses of the internet photos. Buyers will want to drive out to see your home in person.

Staged homes will look better than the other homes competing in your market, thus helping you to sell faster and/or for more money than your neighbor’s unstaged home.

Staging a home costs far less than most price reductions.

What Does a Professional Home Stager Do?

As we live in our homes, we lose objectivity of what our home needs to look like when entering the real estate market. As a buyer walks through your front door; they will decide if they like your home in the first 15 seconds. A stager’s eye is trained to reduce the negative aspects of the home, while enhancing the great features.

We can show you where to spend your time and money to promote your home in its best light. Many times the remedies are simple and inexpensive. Our recommendations could include:

- Furniture arrangements to make a room seem more spacious, cozy or to highlight a selling feature.
- Color Consultation: for paint, carpet, countertops or furnishings.
- Lists of repairs and areas to spruce up.
- Editing of furnishings.
- Adding accessories or furniture to round out the staging. We can rent items or give a list to the client to purchase.
- Ideas for making life simple while your home is on the market.

Staging is not meant to hide structural flaws or deceive a buyer, rather to showcase the home in the best possible way. And remember, when a buyer sees repairs, outdated features or unfinished projects, they will deduct money from your asking price. Those deductions are always in the thousands, because buyers are adding expense and sweat equity factors into their deduction. Our goal is to make your home “move-in ready” from the start, so the first serious buyers through your door are interested in buying your home.

Should I Wait to See if My House Sells Without Investing in Staging?

In this competitive buyer’s market, giving your home an edge above other homes on the market increases your chance for a faster sale. Thus reducing the need for price reductions, which are taken by the thousands of dollars.

How much will your first deduction be? How many more mortgage payments will you make? The most serious buyers will be the first ones through your door. Staging before your home goes on the market can have you ready for those motivated buyers.

Your agent can show you the statistics of how quickly the showings of your home will decrease the longer it’s on the market. A small investment with a staging expert can prepare your home before it hits the market.

After your home has been on the market, a price reduction will increase the traffic through your home, but at what price?

Many times we are brought in to “fix” a home that has been lingering on the market. Time and time again, we have homes that have sold immediately after we made staging recommendations. Some homes have sold to the first buyer that walks through the door.

Staging a home is generally much less expensive than the first price reduction.
